    What is a Bridging Loan?

    A bridging loan, or bridging finance, is a short-term loan, typically up to a maximum of 24 months.

    Like a mortgage, a bridging loan is secured against a property asset, which could be residential, commercial or land.

    As it’s a short-term loan, interest rates for bridging loans are typically higher than you would expect to pay on a mortgage, with interest rates calculated per month instead of annually.

    When would you use a Bridging Loan?

    Bridging loans can be used for many purposes, but most typically are used where a property transaction might need to be completed quickly, such as an auction purchase, where a property is not mortgageable and needs refurbishment, or where a homeowner needs to complete on the purchase of a new home before they have completed on the sale of their current home.

    Other reasons might include property conversion, inheritance tax payments, payment of tax bills, temporary debt consolidation, business purposes, or home improvements.
