What we do

Specialist lending is all we do

We focus on the complex end of the market — the cases that require specialist knowledge, specialist lenders, and a broker who understands the criteria inside out.

Why Adept Mortgages

Specialist advice.
Not a generalist

We focus exclusively on complex landlord and commercial lending. That means we know the lenders, the criteria and the edge cases — and we never charge you a penny for our advice.

01
We specialise in complex cases
HMOs, multi-unit blocks, limited company structures, commercial property, bridging finance — the cases other brokers refer on, we handle in-house.
02
No broker fee — ever
We receive a commission from the lender when your mortgage completes. You pay nothing. This is how we operate on every single case, without exception.
03
Intermediary-only access
Many of our best lenders don’t accept direct applications. The only way to access them is through a broker — and we’re on their approved panel.
04
One broker, start to finish
You deal with the same person from your first enquiry to completion. No call centres, no hand-offs, no chasing. Straight advice throughout.
15+ years
Specialist mortgage experience across HMO, MUFB, commercial and bridging
Same day
Response aim — we aim to get back to every enquiry the same day, Mon–Sat
Intermediary only
Access to lenders who don’t accept direct applications — only available through a broker

How it works

From first call to completion

We work with you through every stage of the process — not just finding the right rate, but getting your mortgage from application to offer to completion.

1
Initial enquiry Same day response
Tell us about your case
Call us, email or complete our online form. We’ll take the details of your case — property type, ownership structure, loan size and landlord experience.
We confirm your details and advise on the best approach before searching the market
2
Your quote Whole-of-market
We search the whole market
We research our full panel of specialist lenders and present the best options ranked by true cost — not just headline rate. No obligation, no broker fee.
We present options with a clear recommendation, including rate, fees and total cost
3
Decision in principle
Agreement in principle
Once you’re happy with the recommended product, we obtain a decision in principle from the lender — confirming that lending is likely subject to full application.
We manage the DIP process and advise on documentation needed for full application
4
Full application
Mortgage application submitted
We package and submit your full application to the lender, including supporting documents. The lender’s underwriters review your case and instruct a property valuation.
We liaise with the lender, underwriter and valuer throughout — chasing progress and resolving any queries
5
Mortgage offer
Formal mortgage offer issued
Once the lender is satisfied with the application and valuation, a formal mortgage offer is issued to you and your solicitor. This confirms the lender’s commitment to lend.
We review the offer with you and confirm next steps with your solicitor
6
Completion Keys in hand
Completion — mortgage funds released
Your solicitor exchanges contracts and sets a completion date. On completion the mortgage funds are released to the seller and your mortgage begins. For purchases, you receive the keys.
We remain available throughout legal completion and beyond if you need us
